Important notice: The Renters' Rights Act will come into force on 1 May 2026. This means you can only use form N5B in relation to a section 21 notice that was given to the tenant(s) before this date. The Act sets 31 July 2026 as the last possible date that the form can be used (i.e. given to the court). This means you may have less time to start a claim than is stated in the section 21 notice.
